A national property operator had a 38,000 sq ft commercial unit entering a prolonged vacant period. Within weeks, the site experienced perimeter breaches, attempted metal theft, and weather-driven deterioration. Insurance requirements mandated evidence of weekly checks, and delays in maintenance risked escalating repair costs. Internal teams could not absorb the additional oversight.

SOLUTION
Matrix deployed an integrated Vacant Asset Care programme that operated silently across assessment, hardening, and ongoing management.
We began with rapid hardening:
- Perimeter sealing with hoarding and anti-climb fencing
- Reinforcement of all access points
- Temporary CCTV and remote monitoring
- Removal of waste, debris, and environmental hazards
- Bird proofing in high-risk areas
